Belgravia Ace at a Glance
Belgravia Ace is the closing chapter of a landed story that Fairview Developments has been writing on Belgravia Drive for more than a decade. Belgravia Villas came first, then Belgravia Green, and both sold out. Belgravia Ace is the largest of the three, occupying 26,990 sqm — 290,520 sqft — of freehold land off Ang Mo Kio Avenue 5, and it carries 107 houses rather than the apartment count you would expect from a site of that size.
That arithmetic is the point. A low-density configuration on a 235-metre-wide site leaves about 40% of the land to communal open space, which is why the estate reads as a landscaped park with houses set into it rather than a row of terraces squeezed to the boundary. The houses themselves run from 3,649 to 4,370 sqft, each with five bedrooms, a study, a household shelter and a private home lift.
The single fact that changes the buying decision is that Belgravia Ace is finished. Temporary Occupation Permit has been obtained ahead of the 31 January 2028 vacant possession date printed in the sales brochure. You are not buying off a scale model. You can drive through the gate, walk the 50m lap pool, ride the lift in the actual house, and see how the light falls in the 4.5m-high living space before you commit a dollar.

Belgravia Drive branches off Ang Mo Kio Avenue 5 and runs into Seletar Hills Estate, one of the older and quieter landed enclaves in the north-east. The road serves the Belgravia developments and their landed neighbours and very little else, so through traffic is effectively nil.
District 28 is a private residential district rather than a town centre, and Belgravia Ace sits at the northern edge of the Ang Mo Kio planning area. What that buys is a boundary of low-rise houses and mature trees on every side, with the commercial spine of Ang Mo Kio a short drive south rather than an outlook from the window.
The trade-off is honest: this is a driving address. Belgravia Ace is not a walk-to-MRT project, and any agent who tells you otherwise is selling you something. What it does have is expressway geometry — the CTE roughly six minutes away, the TPE and SLE roughly ten — which is a different and, for a five-bedroom household with two cars, often more useful kind of access.
Daily errands land in a familiar set of places. Greenwich V is about six minutes, The Seletar Mall and AMK Hub about eight, Hougang 1 about eight, NEX about eleven. Chomp Chomp Food Centre, one of the best-loved supper addresses in Singapore, is about nine minutes away.
The public transport picture improves within the decade. Cross Island Line Phase 1 is targeted for completion in 2030 and brings Teck Ghee, Tavistock and Serangoon North stations into the wider Ang Mo Kio area, adding an east–west spine the district has never had. Road capacity is also being rebuilt. The North–South Corridor is targeted to open in phases from 2027, with the northern viaduct from Admiralty Road West to Lentor Avenue first and the tunnel to the East Coast Parkway in 2029. For a household that commutes by car into the city, this is the single largest infrastructure change on the horizon.

Belgravia Ace is developed by Fairview Developments Pte Ltd, a unit of Tong Eng Group. The joint-venture land holding behind the Belgravia precinct dates to the early 1970s, when the Teo family’s Tong Eng Brothers and Yeap Holdings acquired a freehold parcel of about 40 acres stretching from Seletar Terrace to Nim Road.
Tong Eng Brothers was formed after the Second World War as a trading business in electrolytic tinplate and moved into property development in the 1950s. Over roughly six decades the group has owned and developed more than 100 acres of land across office, retail, landed housing and condominium projects.
What matters for a buyer is not the corporate history but the track record on this specific street. Belgravia Villas, 118 strata terraced houses, launched in 2013 and completed in 2018. Belgravia Green followed in 2018. Both are fully sold, both are occupied, and both are visible from the road — which is a rarer form of due diligence than most new launches allow.
The awards follow the same line. Belgravia Villas took the PropertyGuru Best Landed Development Award in 2015 and 2017, and the FIABCI Singapore Property Award for Best Strata Landed Development in 2019. Belgravia Green took Best Landed Development in 2018. Belgravia Ace took Best Strata Landed Development in 2021, the same year Tong Eng Group was named Best Landed Developer.
The wider portfolio in this pocket of Singapore includes Stratton Green, Stratton Park, 8@Stratton and Belgravia Park — conventional landed estates that predate the strata phases and that give the area its established, low-rise character.
Group-level recognition includes the BCI Asia Top 10 Developers Award in 2018 and the International Finance Awards in 2019, which speak to consistency across asset classes rather than to any one project.

A viewing at Belgravia Ace is unlike most new-launch appointments, because there is no showflat in the usual sense. The estate is complete, so the appointment walks the finished houses and the finished landscape.
That changes what you can verify. Ceiling height is a number on a brochure until you stand under 4.5 metres of it with the furniture loft above your head. The 6-metre living width is abstract until you see an eight-seater round dining table sitting comfortably inside it.
You can also test the things that only reveal themselves on site: how much afternoon sun the roof terrace takes, how the back-to-back semi-detached arrangement actually feels from the bedroom windows, how quiet the estate is once the gate closes behind you.
Availability is genuinely limited. Twenty-three houses were released in this final phase — 10 Type A, 9 Type B and 4 Type C — from a development of 107. Two of the show houses are among the released stock, which is worth knowing before you fall in love with a particular row.

Tenure at Belgravia Ace is an estate in perpetuity. Freehold landed housing is a fixed share of Singapore’s stock — the state releases leasehold land, not freehold — so this is a category that can only be entered by buying from an existing owner. On a 4,000 sqft house intended to be held across generations, the difference between perpetuity and a depreciating 99-year term is not a marketing line.
TOP has been obtained ahead of the brochure’s January 2028 date. The pool is filled, the gardens are grown in, the clubhouse is furnished, and the houses are finished. Buyers avoid construction risk, avoid a four-year wait, and can move in or rent out on a normal timeline instead of a projected one.
Each house has its own land title, private car porch and home lift, and the estate is gated with a 50m lap pool, two-storey clubhouse, gym, function room, playground and eight themed gardens. That combination — a house you own outright inside a managed, facility-rich estate — is the specific thing strata landed does that neither a pure landed house nor a condominium can.
Houses run 3,649 to 4,370 sqft with five bedrooms, a study and a household shelter. Living width is 6 metres, floor-to-floor height reaches 4.95 metres, and the ceiling in the main living volume is 4.5 metres with a furniture loft adding about 5 sqm. These are dimensions that change how a family actually lives, not just how the floor plate totals.
Belgravia Villas and Belgravia Green are built, sold and occupied on the same road. A buyer at Belgravia Ace can look at how the earlier phases have aged, how they are maintained, and how they have traded — evidence that is simply unavailable on a first-of-its-kind site.
Roughly 80% of Belgravia Ace sold at the January 2022 launch. Twenty-three houses remain in the final developer sales phase. When they are gone, the only route into Belgravia Ace is the resale market — and there is no fourth Belgravia.
The Hard Numbers
Belgravia Ace sits on lot 18431T, MK18, at Belgravia Drive, on 26,990 sqm of freehold land. The site is 235 metres wide, which is what allows the long central water axis and the generous setbacks between rows. The developer’s own description — the largest of its kind in terms of land size — is a claim about the Belgravia collection, and it is the reason this phase could carry a 50m lap pool where a smaller strata landed site would manage a lap of half that.
The unit mix is 18 Type A, 18 Type B, 68 Type C and 3 Type D, for 107 houses in total: 104 semi-detached and three terraces. Houses are arranged back-to-back in a configuration the developer describes as giving a detached experience, with each row stepping down slightly to work with the existing fall of the land rather than flattening it.
Expected legal completion is 31 January 2031, which is the date the title formally transfers; vacant possession has already been achieved. Building plan approval A1404-00450-2017-BP01 was granted on 10 November 2021, and the developer licence is C1421. Every one of these particulars comes from the developer’s own printed project details.
Monthly maintenance is S$528 for Type A at a share value of 11, and S$576 for Types B and C at a share value of 12, subject to change by the MCST. For a gated estate of this size with a 50m pool and a two-storey clubhouse, that is a figure worth comparing against the condominium alternative at the same price point.
Track Record

Three phases on one road over roughly a decade is an unusual thing in Singapore development, and it produces an unusual kind of evidence. Belgravia Villas completed in 2018 and Belgravia Green followed; both are fully sold and lived in. A buyer considering Belgravia Ace can drive past both, look at the landscaping five and eight years on, and draw conclusions that no brochure can supply.
Fairview Developments is the entity on the licence; Tong Eng Group is the parent, with a portfolio spanning premium condominiums, strata landed and conventional landed housing. The group’s stated approach is understated elegance and careful attention to layout and finish. At Belgravia Ace that shows up as twin kitchens connected by a sliding door, a ducted kitchen hood venting cooking fumes directly outdoors, a rooftop water tank with booster pumps for consistent pressure, and a ventilated shoe cabinet on a ducted exhaust. These are the details owners notice in year three, not on viewing day.

Eight Gardens, One Landscape
The landscape concept organises the estate into eight themed zones — Fire, Earth, Metal, Air, Wood, Water, Stone and Light — each with its own planting character and its own set of things to do. The result is that the communal 40% of the site is not one large lawn but a sequence of rooms you move through.

Family Catchment
Rosyth School lies within 2km of Belgravia Ace. For families with a child approaching Primary 1, that distance band is the one that carries registration priority, and it is the single school fact most buyers in this district ask about first.
Beyond the primary band, the drive-time catchment is broad. Presbyterian High School is about nine minutes, Anderson Serangoon Junior College and Nanyang Polytechnic about ten, Nanyang Junior College about twelve. Holy Innocents’ Primary, Xinmin Primary and Secondary, Yio Chu Kang Primary, Bowen Secondary, Montfort Junior and Secondary and Serangoon Garden Secondary all sit inside the same arc.
International options are within reach too: Lycee Francais de Singapour is on Ang Mo Kio Avenue 3, and ITE College Central is a short drive west.

Getting Around

Belgravia Ace is a car-first address, and the geometry is good. The Central Expressway is roughly a six-minute drive, the Tampines Expressway and Seletar Expressway roughly ten. The Central Business District is about 21 minutes in ordinary conditions.
Employment nodes in the north-east are closer than the CBD. Ang Mo Kio Industrial Park 1 and the NCS Hub are about ten minutes, Seletar Regional Centre and Defu Industrial Estate about thirteen, and Punggol Digital District — which will house the Singapore Institute of Technology campus and a JTC business park — about fifteen.
Retail and food are spread rather than concentrated: Greenwich V about six minutes, AMK Hub, The Seletar Mall and Hougang 1 about eight, Chomp Chomp Food Centre about nine, NEX about eleven, Seletar Aerospace Park and its restored colonial dining about thirteen.
Two infrastructure programmes will change the picture. Cross Island Line Phase 1, targeted for 2030, adds Teck Ghee, Tavistock and Serangoon North stations to the area. Type A is a 365 sqm / 3,929 sqft semi-detached house over three storeys plus an attic. Type B is 406 sqm / 4,370 sqft over three storeys with a basement, roof terrace and family room. Type C is 377 sqm / 4,058 sqft over three storeys with a basement and roof terrace. Every type has five bedrooms, a study, a household shelter and a private home lift. Belgravia Ace is strata landed housing that is not within an approved condominium development, which makes it restricted residential property under the Residential Property Act. Singapore Citizens may buy without approval. Singapore PRs and foreigners must apply to the Land Dealings Approval Unit at the Singapore Land Authority, which assesses each case individually and generally looks for at least five years of PR status and an exceptional economic contribution.
