Belgravia Ace at Ang Mo Kio

For $5.6 million, a three-bedroom duplex penthouse unit located at The Coast of Sentosa Cove along Ocean Drive in District 4 will be up for auction ($1,581 per square foot). According to Joy Tan, senior director of auction and sales at Edmund Tie who is managing the auction, the auction will be held on Oct 19. It could change depending on the latest Covid-19 measures.

Belgravia Ace at Ang Mo Kio is just 3 minutes away from the Central Expressway (CTE), accessible via bus stops and major roads, and is also in the middle of an isolated location with a vast green open space.

The property was initially put up for auction Sept 29. However, no bids were received. Shares Tan.

Tan describes the property as being 3,541 square feet and in a “well-kept and ready to move-in condition”. It has three bedrooms, a utility area, household shelter, and a private Jacuzzi. The property is also served by a private lift.

She says that the unit has “unblocked, stunning views of the ocean from the living area and master bedroom and views of both the waterway, city skyline, and the two common bedrooms.”

Tan says: Tan also adds that the master bedroom is located on the upper level and opens out onto a patio area with private jacuzzi. This allows for privacy to enjoy the open ocean.

In the meantime, each of the bedrooms can accommodate a queen-sized mattress.

Residents can also enjoy private yacht berths and resort-like amenities like a swimming pool and wading pool as well as a fully equipped gym, function area, and barbecue pits.

“The owner of the property is a local resident and rents it out as an investment unit. She shares her belief that now is the best time to make a move with his investment.

Tan explains that the unit is currently rented out to an expatriate couple until December 2021. The new owner can negotiate for an extension or purchase it with vacant possession following December 2021.

According to URA data, the rents at The Coast of Sentosa Cove above 3,000 sq feet ranged between $9,000 and $13,700 per month.

Tan notes that so far “we have received interest from investors looking to get into Sentosa as well as some foreigners looking [for] their own stay,” Tan says.

On Sept 17, a 2,024-square-foot unit on the sixth floor was sold for $3.38million ($1,670 per square foot). Based on URA caveats, a similar-sized unit was sold on the seventh floor for $3.35million ($1,655 per square foot).

The Coast At Sentosa Cove was completed in 2009. It consists of 249 units and a 99-year leasehold. It is just 15 minutes drive from Harbourfront MRT Station, North-East Line or Circle Line.
